Swiss Life Investment Foundation opens up its investment groups

The Swiss Life Investment Foundation announces the opening of its investment group Commercial Real Estate Switzerland and the two investment groups Infrastructure Global.

As part of the opening up of the Swiss Commercial Real Estate investment group, Swiss Life Investment Foundation plans to issue entitlements of up to CHF 250 million. The capital will be used to reduce the leverage ratio following a recent portfolio acquisition. The fresh capital will also be used to purchase further properties and make investments in the portfolio. The subscription period runs from February 1 to March 31, 2022, and the entitlements are to be issued on May 4.

The investment group invests in commercial properties in central locations with stable earnings and values. In December, it acquired a mixed real estate portfolio consisting of 18 properties with a market value of 350 million. As a result, it now holds 110 properties with a market value of 2.2 billion. The occupancy rate is 97%, and the property income from residential use is 14%. According to Swiss Life Investment Foundation, the investment group has recorded a performance of 5.18% per year since its launch in 2011.

In addition, the investment foundation announces the second opening of the investment groups Infrastructure Global (CHF hedged) and Infrastructure Global (EUR). The two groups were successfully launched in May 2021 with a subscription volume of CHF 200 million; they are designed as an "evergreen structure", i.e. without a fixed maturity. In order to further increase diversification and continue with portfolio building and expansion, a second subscription period will take place in the period from January 26 to April 22, 2022, Swiss Life Investment Foundation said.
