Immofonds suburban invests 43 million
Immofonds suburban invested the funds from its initial offering and acquired three residential properties and one mixed-use property.
Immofonds suburban, which was launched at the end of 2021, has made acquisitions in the cantons of Aargau, St. Gallen and Schaffhausen with a total market value of around CHF 43 million. According to the fund management company Immofonds Asset Management, the fund's portfolio thus comprises 82 apartments with a total living space of 6,800 sqm and 900 sqm of commercial space. The annual target rent amounts to 1.7 million, and the gross yield is 4.1%.
The four properties are each in a good micro-location and some of them have interesting development prospects, the statement continues. Immofonds suburban already purchased a residential property at Heuweg 3-7 in Aarau/Rohr in December. The property is located in the immediate vicinity of a wooded area and comprises 18 apartments on a site area of 3,393 sqm. The target rental income is estimated at 0.3 million per year. According to the fund management, the building dates back to 1987 and was partially renovated in 2015 and 2020. It is in good condition, and there is potential for development by extending the attic.
A center property in Neuhausen is a new addition to the portfolio
In Neuhausen am Rheinfall (SH), the residential and commercial property Wildenstrasse 1/3/5, Zentralstrasse 9 has been purchased. The property dates from 1989 and comprises four buildings with a total of 25 apartments and just under 1,000 sqm of office, retail and restaurant space. The superstructure is part of the center of Neuhausen. According to the fund management, the target rental income is around 0.6 million per year.
In addition, Immofonds suburban has purchased one residential property each in Sargans (SG) and Niederrohrdorf (AG). The residential property in Sargans is located close to the center at Amperdellweg 10 and is very well connected to public transport. It was built in 2011. On a property area of 2,250 sqm, the property comprises 18 apartments. The target rental income is stated at 0.3 million per year. The residential property in Niederrohrdorf comprises three buildings with a total of 34 apartments on a 3,245 sq.m. plot at Mellingerstrasse 11-15. The target rental income for the property, built in 2008, is 0.5 million per year.
The transfers of ownership of the properties took place between December 2021 and early February 2022. (ah)
