Swiss Life Fund buys in Dresden and Aarhus

Swiss Life Asset Managers has acquired two residential properties for the Swiss Life REF (DE) European Living fund: the Behringold in Dresden and a residential development in Aarhus, Denmark.

The existing property Behringold has a total leasable area of 10,800 sqm and was built in 2019. The building is located in the carré around Behringstrasse 53-57, Löbtauer Strasse 58-62 and Altonaer Strasse 10 in Dresden. The residential complex is almost fully leased; it comprises 148 residential units in five full floors as well as two staggered floors. The majority are 2- to 3-room apartments with an average size of 70 square meters. The building complex also includes 116 parking spaces and two small commercial units. The inner courtyard is free of traffic and offers a large play and recreational area. The property was sold by a subsidiary of the real estate investment manager Heitman.

In Aarhus, Denmark's second-largest city, Swiss Life Asset Managers acquired a residential property with 36 apartments in an asset deal; the seller was ØB Udsigten ApS. The transfer of ownership is scheduled for the beginning of May 2022. The new acquisition is the property Stenpassagen 3, 7, 9, 15, 17, built in 2019, with a total leasable area of 2,685 sqm, spread over two buildings with 36 apartments (39 sqm to 96 sqm) and five storage areas. The property is fully leased; in 2020, the property also received the Architecture Award of the City of Aarhus. (ah)
