UBS Swissreal starts capital increase

The real estate fund UBS Swissreal will start the announced capital increase on April 28. The funds are to be used to expand the portfolio.

The real estate fund UBS Swissreal is carrying out its announced capital increase with subscription rights from April 28 to May 6. A maximum of 1,759,985 new units will be issued, with a subscription price of CHF 63.30. Acquisitions and construction projects in good locations in the Basel, Lausanne and Zurich regions increase the portfolio volume by a total of around CHF 111 million. The aim of the capital increase is to raise additional funds for the purchase of properties, the financing of refurbishments and construction projects, and the repayment of debt financing.

At year-end, UBS Swissreal increased rental income by 1.5% to CHF 100.8 million, with a continued low rental default rate of 5.7% (including Covid-19 decrees). The distribution yield was 3.5%. The market value of the commercial fund portfolio increased to approximately CHF 2.1 billion at year-end, and the net asset value per unit increased by 0.6% to CHF 63.27. (aw)
