PSREF achieves 7.56 percent investment return
The Patrimonium Swiss Real Estate Fund increased its income and rental income in fiscal year 2021/22. The investment return reached 7.56%.

The listed Patrimonium Swiss Real Estate Fund (PSREF) increased rental income to CHF 47.55 million in fiscal year 2021/22 (previous year: CHF 44.84 million). The net asset value (NIV) per unit after distribution increased from CHF 139.97 to CHF 146.76. The dividend is expected to amount to CHF 3.80.
Patrimonium reports income growth of CHF 2.72 million for the fund, an increase of 6% over the previous year. The growth is mainly due to the fact that the apartments from completed new construction and increase projects are now fully absorbed by the market. It was also possible to make rent adjustments following renovations and when tenants changed.
As of March 31, 2022, the PSREF portfolio consists of 54 residential properties as well as nine mixed-use and six commercial properties. The fair value is CHF 1.13 billion (previous year: CHF 1.06 billion). The average rental growth potential for the residential portion of the portfolio properties is CHF 32/sqm per year, Patrimonium added.
From June 22 to July 6, 2022, a capital increase for the fund is to be conducted. (ah)
