1291 Investment Foundation buys 4 properties for CHF 256 million

The acquisitions increase the rental income of the "Real Estate Switzerland" investment group by CHF 12.3 million, and the gross yield rises by 29 bp to 3.61% .

1291 The Swiss Investment Foundation has purchased a real estate portfolio with four commercial properties for the investment group "Real Estate Switzerland". The total investment costs for the properties in Bern, Bremgarten (AG) and Adliswil (ZH) amount to CHF 256 million.

  • The largest of the properties comprises three connected buildings in the Beundenfeld district of Bern. The complex with over 51,000 sqm of usable space (40% commercial, 36% office, 21% warehouse, 2% parking) accounted for total investment costs of around CHF 163 million. The largest anchor tenants are the Canton of Bern (47%) and DPD (18%). The rental income generates a gross return of 4.2%.
  • The second commercial property in Bern with around 5,400 m² of usable space is located in the same city district. The main tenant is BKW Energie AG, which occupies 96% of the space. The total investment costs amount to CHF 11 million, the gross yield is 7.5%. The investment foundation points out that the purchase agreement is still subject to a pre-emption right of the Burgergemeinde Bern.
  • The third property in Bremgarten with a usable floor space of around 11,700 m² is fully leased to the door and window manufacturer Jeld-Wen Schweiz AG. The total investment costs amounted to CHF 31 million with a gross yield of 5.1%.
  • The fourth property in Adliswil has a rental area of 15,200 m². The total investment cost is CHF 51 million, the gross yield is 6.0%.

Portfolio now worth CHF 1.3 billion

With the acquisition of these four properties, the total portfolio of 1291 Investment Foundation in the investment group "Real Estate Switzerland" increases to more than CHF 1.3 billion. The portfolio currently comprises 84 properties and two projects in 15 cantons with a target rental income of CHF 47.0 million. (aw)
