Immofonds suburban plans further growth in 2nd half-year

Immofonds suburban, which was launched in December 2021, generated net income of CHF 0.6 million and total income of CHF 1.6 million in its first six months of business.

As of June 30, the market value of the real estate portfolio was CHF 54.4 million with an annual target rental income of CHF 2.1 million. The five properties are located in the cantons of Aargau, St. Gallen and Schaffhausen and have a rental area of around 10,350 m². The gross yield of the properties was 3.9 % in the 1st half of the year. The focus in the second half of the year will be on further expanding the portfolio.

The fund management is also working on reducing vacancies. In one property in Schaffhausen, negotiations have been initiated for the interim use of the vacant annex building, a former store. In Neuhausen, alternatives for the use of existing parking spaces are being examined, and in Aarau, the renovation of the residential property is planned, among other things by extending the attic. By implementing these measures, the fund management expects a significant improvement in returns.

The fund focuses primarily on residential properties outside the major centers in locations of regional importance and with good micro-locations that will benefit from a growing population in the coming years. In addition, investments in commercial properties and mixed-use properties are also possible on a subordinate basis. The regional focus is on the Lake Constance region, Central Switzerland, the Three Lakes region, the St. Gallen Rhine Valley, Valais and Ticino. (aw)
