Solvalor 61: Fund increases total assets to CHF 1.3 billion
Total assets of the Solvalor 61 fund increased by 5.4 % to CHF 1.3 billion in fiscal year 2021-2022 (reporting date: June 30).

According to Realstone, the increase is mainly due to investments in the property under construction with 40 apartments at 9 Avenue Sainte-Luce in Lausanne and the revaluation of the real estate portfolio. The investment return during the reporting period is reportedly 6.85% (previous year: 5.03 %). Solvalor 61's rental income increased by 6.58%, to which the active management of the property portfolio and the integration of the properties Chemin Falconnier 33-39 and Allée de la Petite Prairie 16-18 in Nyon (VD) into the portfolio contributed, according to the fund's management. The fund's total income increased by 1.24% to CHF 60.1 million.
The rent default rate decreased from 3.19% in the previous year to 2.87%, which is due to the marketing of the 127 apartments in the aforementioned properties that were handed over in the middle and at the end of the last fiscal year. In detail, the rate of 2.87% is composed of 1.55% from vacancy of the mentioned buildings during the marketing phase and 1.32% from structural vacancy.
The net result of the fund amounts to CHF 27.62 million in the financial year. It allows the distribution of a stable dividend of CHF 5.30 per unit with a payout ratio of 97.17%. Based on the stock market price on June 30, the payout yield amounts to 2.00% compared to 1.68% in the previous year.
Four building permits
In the year under review, four building permits came into legal force: The first three concern the renovation and addition of floors to the buildings Avenue Floréal 12-14/Rue Voltaire 7 in Lausanne and Rue des Asters 18-20 and Rue des Voisins 5 in Geneva, which will create a total of 31 additional apartments. The fourth will enable the demolition and reconstruction of a property with 15 apartments at 75 Avenue Victor-Ruffy in Lausanne, which meets Minergie-A ECO standards.
95% of the fund's real estate portfolio consists of residential properties. (aw)
