GR Immobilien Schweiz increases fund assets by over 50 percent

Von Graffenried Immobilien Sicav has increased the number of its properties to nine in its second financial year (reporting date: June 30). Additional properties were purchased in Jegenstorf, Nidau, Marly and Villars-sur-Glâne. The portfolio is now divided between the cantons of Berne (6) and Fribourg (3 properties). At mid-year 2022, it consisted of 358 apartments and generated an annual income of CHF 3.86 million.

Total fund assets increased to CHF 146.9 million during the financial year, an increase of 54% compared to the previous year. The Fund Management reports the net return of the portfolio at 2.75%, the Internal Rate of Return (IRR) at 3.14%. The amount earmarked for distribution to investors increased from CHF 1.35 to CHF 1.50 compared to the previous year, which had five quarters.

According to its own information, Graffenried Immobilien Sicav is the only real estate fund that focuses on properties in the Espace Mittelland region (cantons of Bern, Fribourg, Solothurn, Neuchâtel and Jura) and focuses mainly on urban properties. The fund is managed by Solufonds SA.

So far in the new fiscal year, the fund has acquired two more properties with 25 apartments, according to the fact sheet. (aw)
