Fundamenta investment foundation significantly expands portfolio

In its third year of business, Fundamenta Group Investment Foundation expanded its portfolio and also increased rental income - by more than 80 percent.

The Fundamenta Group Investment Foundation continued the expansion of its real estate portfolio in the third financial year with the acquisition of nine residential properties. According to the Foundation Board, as of September 30, 2022, the portfolio of the Swiss Real Estate investment group consists of 28 existing properties, two of which are under repositioning, and two new developments. The balance sheet value of the 30 properties totaled CHF 431.5 million as of the balance sheet date (previous year: CHF 294.4 million).

According to the figures, net rental income rose by 84 percent to CHF 11.1 million (previous year: CHF 6.0 million) in line with portfolio growth; the rental default rate remains at a very low level of 1.6 percent (previous year: 1.36%). The return on investment for the third financial year is estimated at 4.75% (previous year: 3.78%) - well above Fundamenta's target range of 3% to 4%.

Board of Trustees to be expanded

Furthermore, the investment foundation announces that Fundamenta Group (Schweiz) AG, which is entrusted with the management, has added an ESG real estate officer to the organization as of April 1, 2022 and would like to expand the foundation board: In December, the election of Brigitte Hutter, graduate architect ETH and designated partner at EBP Schweiz AG, will be proposed to the investors' meeting in December 2022.

He sees the Fundamenta Investment Foundation "well positioned in a challenging market environment to achieve its growth targets in line with its target values," says Daniel Kuster, CEO of Fundamenta Group (Switzerland) Ltd. since 2012 and, since 2018, additionally managing director of the investment foundation established in the same year.
