UBS Anfos increases investment returns

UBS' residential real estate fund increased its net asset value by more than four percent in the past fiscal year 2021/22.

The UBS Anfos residential real estate fund reported an investment return of 7.2% for the financial year 2021/2022, up from 6.6% in the previous year. Return on equity (RoE) increased from 6.2% to 6.8%. The operating profit margin (Ebit margin), however, decreased from 69.4% to 67.9%.

As UBS Asset Management writes in a press release, successful renovation and new construction projects as well as upgrades in the portfolio contributed to the increase in net asset value per unit. It climbed by 4.1% to CHF 64.42 (previous year: CHF 61.91).

The market value of the property portfolio at the end of the year was CHF 3.08 billion, an increase of 156 million compared to the previous year (2.93 billion). Rental income increased by CHF 3.3 million to CHF 127.5 million. The rent default rate was 4.1% compared to 5.2% in the previous year.

As in the previous year, the distribution amounts to CHF 1.80 per unit. (ah)
