Acron invests in Luxembourg
Acron acquires 100 percent of Wooden SA after handing over the Wooden building, Luxembourg's largest wood-framed office building, to all tenants.
With the acquisition of all company shares from BPI Real Estate Luxembourg and IKO Real Estate, Acron has simultaneously taken over the Wooden property. According to Acron, the six-story property in Leudelingen, which is pre-certified with "Breeam® Excellent", is one of the most environmentally friendly and promising office buildings in Luxembourg: It combines "all criteria of flexibility, use, functionality, energy efficiency, sustainability, user comfort and integration into the environment".
With an area of 9,500 square meters, it is the first office building of this size in Luxembourg to be built using timber frame construction, as well as the second office building in the country to participate in the "Well Building Standard" certification. This standard aims to guarantee an exemplary working environment focused on the well-being of its users. The building is already fully leased, reports Kai Bender, CIO of Acron: "The first main tenant, the insurance company Bâloise Luxembourg, will move into the space as its new headquarters in January. In February, the Luxembourg construction company CLE will follow as the second main tenant."
The Wooden building is located on the outskirts of Luxembourg - in the growing town of Leudelingen, which is attracting more and more companies. "Leudelingen is particularly popular as a location for companies to be able to spare their French cross-border commuters the time-consuming commute to downtown Luxembourg here," says Bender.
Acron made the purchase via the Luxembourg company Acron Real Estate I S.C.S., in which professional investors were able to participate. Acron was legally advised on the transaction by Arendt & Medernach; Inowai and Drees & Sommer provided technical support. In the course of the acquisition, the property was refinanced by Münchner Hypothekenbank, which received legal support from Clifford Chance. (bw)
