UBS funds buy in Reinach, Lausen and Bonaduz
UBS's Sima and Anfos funds announce acquisitions. Two of the three new acquisitions are new construction projects for retirement housing estates, whose tenant and operator is Senevita AG.

The investment volume of the project, which was acquired by the Sima Fund, amounts to CHF 84 million. It is located on the former site of Stöcklin Logistik AG in Reinach (BL). A new quarter is being built there, with mainly residential use and generous green spaces close to nature. The legally approved Stöcklin-Areal neighborhood plan forms the basis for various use classes on different building sites. One of these sites is the Aerne site, on which a total of ten buildings will be constructed. With effect from December 1, 2022, UBS Sima has acquired one of these buildings and is realizing the Birsgarten retirement community there: a six-story building with 52 retirement apartments, 88 nursing rooms, 46 parking spaces and various general areas. Construction has already started in the summer of 2022 and occupation is planned for the fall of 2025.
Second acquisition also in the Basel region
The investment volume of the retirement housing project acquired by the Anfos Fund amounts to CHF 44 million. It is the Dreiklang retirement housing development, which is part of a new neighborhood being built near the train station in the agglomeration municipality of Lausen (BL). The project comprises four free-standing buildings with a total of 34 senior citizens' apartments, 40 nursing rooms, service and restaurant areas, and 60 parking spaces. Construction will start in spring 2023 and completion of the Minergie-certified property is scheduled for fall 2025. A 15-year lease has been signed with Senevita AG, the future single-tenant.
UBS Anfos also buys for 34 million CHF in Bonaduz
On January 1, Anfos also acquired an as-new property in Bonaduz (GR) built in 2020. The municipality has around 3,500 inhabitants and is considered an attractive residential community in the Chur agglomeration due to its privileged altitude and proximity to the cantonal capital (15 min.). The property has 51 high-quality apartments, around 450 sqm of commercial rental space (Wault 7.9 years) and 55 parking spaces. The investment of around CHF 34 million is the first time that UBS Anfos has added a property in the canton of Graubünden to its portfolio. (aw)
