Procimmo 56: Fund yields 5.0 percent
Procimmo Swiss Commercial Fund 56 slightly increased its investment return to 5.00 % in the financial year (PY: 4.81%).
Total income of Procimmo 56 increased from CHF 28.35 million to CHF 28.82 million, while total expenses decreased from CHF 11.95 million to CHF 9.99 million. Net income thus increased significantly to CHF 18.82 million (previous year: 16.40 million). Rental income increased minimally to CHF 26.49 million (previous year: CHF 26.44 million).
At the end of the year, the net asset value was CHF 120.12 per unit (CHF 119.90 as of December 31, 2021) and the dividend remains unchanged at CHF 5.50 per unit. The distribution yield amounts to 4.58% (PY: 4.59%).
Rent default rate falls significantly
The leverage ratio of Procimmo Swiss Commercial Fund 56 has fallen significantly to 22.89% (previous year: 30.37%) and the operating profit margin (EBIT) has risen sharply to 74.32% (previous year: 63.41%). The rent default rate drops considerably from 11.11 to 7.61%.
As of December 31, 2022, total fund assets were CHF 545 million and net fund assets were CHF 418.1 million. (aw)
