Swiss Prime Investment Foundation: "SPA Immobilien Schweiz" yields 4.15 percent
The investment group "SPA Immobilien Schweiz" closed the year 2022 with an investment return of 4.15% (previous year: 6.39%). Despite the challenging market environment, the growth could be successfully continued, says Swiss Prime Investment Foundation.
The net income of the investment group "SPA Real Estate Switzerland" increased from 74.3 to 85.4 million CHF. Rental income increased by 24.7% to CHF 108.6 million due to growth, with over half of the target rental income coming from residential properties. The vacancy rate decreased from 3.44 to 2.67%. Nine transactions with a market value of over CHF 563 million took place during the year. The acquisitions and further project investments of CHF 112 million increased the fair value of the real estate portfolio by around CHF 700 million to CHF 3.67 billion. The operating profit margin improved from 72.77% to 74.55%.
Three new construction projects were completed in the year under review, and all rental space has already been let. In February, the Tribsche 1 project in Lucerne with 159 apartments and commercial space on the first floor was occupied. The 1st phase of "Living" on the Riverside site in Zuchwil was completed in the fall. In addition, the development in Thônex with 77 apartments was occupied in the third quarter.
SPA Living+Europe" investment group with return of 6.37%
In the "SPA Living+Europe" investment group, the market value of all properties increased year-on-year from EUR 45.7 million to EUR 53.8 million. At 6.37%, the investment return is well above the long-term return target of 4% to 5%. In December, the acquisition of a further property in Bitterfeld (Germany) was completed. The listed nursing home with a market value of CHF 7.45 million has been taken over with a 15-year indexed lease.
