Seraina Invest launches new investment group with an ESG focus

The first issue for the new SIF Living ESG investment group will be launched on June 8. The aim is to achieve a long-term target return of 3.5% to 5.0%.

Seraina Invest is launching the new SIF Living ESG investment group, an investment vehicle that aims to set "new standards for sustainable buildings in Switzerland", as the investment foundation writes in a press release.

The initial portfolio is therefore supplied entirely with non-fossil energy sources and has an ESG rating of 4.5/5 and a vacancy rate of 0.06%. The completed rental properties come from the in-house investment group Swiss Development Residential and will be supplemented by acquisitions in the coming years, according to Seraina Invest. The portfolio also includes the 96,000 square meter Glasi quarter in Bülach.

"The strategy behind our new portfolio is equally suited to residents, investors and the environment: no short-term renovation costs, low operating costs and full occupancy from day one," says CEO Reto Niedermann. "All future ESG requirements have already been taken into account in the implementation, which is why we expect a positive performance and stable long-term returns." According to the press release, Seraina Invest aims to achieve a long-term target return of 3.50% to 5.0% p.a. (ah)
