UBS Anfos: Fund portfolio grows by 101 million

For the UBS (CH) Property Fund Swiss Residential "Anfos", the CHF 2.0 million increase in borrowing costs was offset by additional income of CHF 3.5 million in the 2022/2023 financial year.

Rental income from "Anfos" rose from CHF 127.5 million to CHF 131.0 million. The rental loss rate fell - for the fourth time in a row - and now stands at 3.4%. Refurbishment and new construction projects and two acquisitions led to portfolio growth of CHF 101 million to CHF 3.18 billion. The contribution from increases in the market value of the existing portfolio was significantly lower than in previous years. Adjusted for investments, this resulted in an appreciation of around CHF 10 million or 0.3%.

The net asset value per unit rose by 0.7% to CHF 64.86 and outperformed the market as a whole by 3.9%. The benchmark index SXI Real Estate Funds TR amounted to 2.0%. The Anfos investment return amounted to 3.6% (previous year: 7.2%). Net income fell slightly from CHF 63.9 million to CHF 63.5 million. (aw)
