Implenia sells logistics project and announces building construction orders
Thanks to the sale of a logistics project under construction in Birsfelden and a building construction pipeline of a good 220 million, Implenia believes it is on course to achieve its targets for the year.

Implenia is building a logistics center for the tenant University Hospital Basel in the Sternenfeld-Ost industrial quarter in Birsfelden. The project has been planned over the last two years and was sold to an investor in November following the conclusion of a structured sales process, according to a press release. "This was a major real estate transaction for a development property in Switzerland in the current market environment and the sale will make a significant contribution to the division's 2023 result," it said. The project was developed on a building lease site from Implenia's real estate portfolio, for which a utilization analysis was carried out in 2021. The project has been under construction since August. It is due to be handed over to the buyer in the second half of 2025. The USB will carry out the tenant fit-out itself and the building is expected to go into operation in 2026.
Total contractor orders in Geneva, Lausanne and Oberwil
Implenia reports a total of over CHF 220 million in building construction contracts. In October, for example, the company was commissioned by clients Roxbury and the Terra et Casa Foundation as total contractor to build the Passage Morillons in Geneva. The project, which covers an area of 24,700 square meters, comprises the construction of two buildings with rental apartments and an office building. It is due to be completed by the end of 2025. Implenia has also won two modernization projects in German-speaking and French-speaking Switzerland: In Lausanne, two buildings with a total of 76 rental apartments dating from 1960 are being renovated. Implenia has been entrusted with the planning and development, which is expected to last from December 2023 to February 2025. In Oberwil, Implenia has been commissioned as total contractor to renovate the Mühlemattcenter shopping center, which consists of stores, office space, a fitness center and medical practices. The refurbishment will be carried out in two stages while the center is in operation. Construction work has already begun and will last until July 2025.
Baumeister builds in Zurich, Cham and Rotkreuz
Contracts for the master builder area of the Buildings division include the construction of a residential and commercial building with 124 apartments in the future Koch Quarter in Zurich for the Kraftwerk1 building and housing cooperative. In addition to studios, there will also be space for restaurants, kindergartens and a training hall for the Chnopf circus and the circus quarter. Construction started back in November and the building is scheduled for completion in 2026 at the earliest. Flughafen Zürich AG has also commissioned the Baumeister division with the structural engineering work for the engine test stand at Zurich-Kloten Airport. Construction work has already started and will last until April 2024. In the canton of Zug, Implenia is constructing two new buildings with around 10,000 square meters of office, retail and commercial space as well as around 64 rental apartments for the client Cham Immobilien AG in the third construction phase of the Papieri site. The new buildings are scheduled for completion within a year from January 2024. In addition, the master builder division was awarded the contract by Gemeinde Risch Immobilien AG (Griag) for the new Dreilinden care center and the new "Leben im Alter" building with 60 retirement apartments and services in Rotkreuz. The construction period runs from January to December 2024.
Two new building construction projects in Germany
Finally, Implenia has announced several contracts in Germany, for example on the Franklin site in Mannheim, where Implenia is leading a consortium to build the "Grüne Mitte" district center as the focal point of the country's largest site development at present. A building ensemble with stores, commercial, catering and office space is being built in timber hybrid construction, spanned by an intensively greened hill. Implenia is constructing a new production, laboratory and office building for Analytik Jena GmbH + Co KG in Ilmenaum, and the Central Trade Fair Palace in Leipzig, which was inaugurated in 1914, is being converted for a new tenant.
