Procimmo: Swiss Commercial Fund 56 boosts success
The fund sold a larger property and marketed several spaces in the first half of the year. Net income remained stable and the overall result improved.
In the first half of the year, Procimmo Swiss Commercial Fund 56 increased its income by 5.5% compared to the same period of the previous year. The rental loss rate fell by 22% to 5.73% and the debt ratio by 5% to around 26%. According to Procimmo, the fund benefited from new lettings, indexation, income from staggered rental agreements and the expiry of promised free rents.
The fund's net profit remained stable at CHF 9.0 million and, thanks to realized capital gains of CHF 0.8 million, realized income rose from CHF 9.0 million to CHF 9.8 million. At CHF -0.8 million, the valuation result was only slightly lower than in the same period of the previous year (CHF -0.6 million), resulting in an improvement in total income from CHF 8.5 million to CHF 9.1 million.
The fund sold the En Reculan 1-3 plots in Ecublens (VD) for CHF 26.5 million. Around 5,000 square meters were leased with an annual rent of around CHF 880,000. (aw)
