The Vertina Investment Foundation is planning a capital increase of CHF 50 million for the "Vertina Wohnen" investment group. The additional capital is earmarked for the purchase of further projects. These should meet comprehensive ESG standards and be in "above-average" locations. The foundation currently has total assets (GAV) of CHF 96.6 million, which will amount to around CHF 153 million once the projects have been completed. The last capital call took place in July 2024. It served to reduce the debt ratio. This has currently reached an all-time low, the investment foundation writes in a press release. The opening begins on September 23 and lasts until November 15.

According to Vertina, a return of around 2.8% is expected in the third financial year. This is just below the target range of 3 to 4%. However, the upcoming completion of various residential properties over the next two years will significantly increase cash flow and bring performance into the aforementioned target range, it says.

The portfolio consists of seven properties in the cantons of Aargau and Zurich. The first new-build project on Allmannstrasse in Zurich has already been handed over to the first tenants (IB reported). Apartment buildings in Bachenbülach and Wallisellen are to follow next year. (aw)
