Ecoreal plans acquisitions and expands team
The Investment Foundation announces quarterly updates on its two real estate investment groups and also announces several personnel changes.
The Ecoreal Investment Foundation announces a new addition to its development team: María Ásgeirsdóttir, an architect and project manager, will join the investment foundation in October. Together with Florian Diener, Head of Development & Construction, she will continue to drive forward the construction and development projects. Ásgeirsdóttir comes from the Zurich-based architecture firm Züst Gübeli Gambetti; previous positions include SBB and an architecture firm in Denmark. Phailin Chotirat succeeds Mirko Meister in asset management at Ecoreal. Phailin Chotirat is a federally certified real estate trustee and, together with Julio Lopez, Head of Asset Management, will be responsible for the strategic management of the investment portfolio and tenant support, among other things. Two new additions to the portfolio management team - Joséphine Zürcher as of May and Thomas Gürber as of the beginning of October - had already been announced.
At the Investment Foundation, the strategically important real estate competencies such as asset management, portfolio management and development are represented in the Foundation's own management.
Suissecore Plus plans acquisitions
The total assets of the Suissecore Plus investment group increased by CHF 23 million to around CHF 1.4 billion in the third quarter. The investment return for the 2023/24 financial year is 3.40 %. This is made up of the income return of 2.91 % and the change in value return of 0.49 %. The return on investment improved by 96 basis points compared to the same period of the previous year, while both the loss of rental income and the two operating expense ratios (TER) continue to show a downward trend.
As Ecoreal also announced for the investment group, a specific portfolio transaction is currently being examined exclusively. Further acquisitions with a "substantial volume" are also being planned. The investment group will be opened up to new capital "in the foreseeable future" to finance the portfolio expansion.
Suisseselect with stable total assets
In the Suisseselect investment group, total assets increased by CHF 1 million to CHF 575 million in the third quarter of 2024. The investment return for the 2023/24 financial year is 3.53%. According to the information provided, this is made up of the income return of 4.12% less the negative return on changes in value of 0.59 %. The return on investments improved by 1.08% compared to the same period in the previous year. Interest-bearing liabilities were reduced by CHF 2.1 million to CHF 7.2 million. The rental loss ratio and both operating expense ratios (TER) are lower than in the prior-year period. (aw)
