Swiss Life AST: Issue oversubscribed many times over
Now that the opening of the "Real Estate Switzerland Old Age and Health ESG" investment group has been completed, Swiss Life is announcing the next opening with a target volume of CHF 130 million.

The Swiss Life Investment Foundation has completed the opening of the "Real Estate Switzerland Old Age and Health ESG" investment group. The launch, which took place from January 16 to March 14, met with great interest from the employee benefits institutions and the target volume of up to around CHF 200 million was oversubscribed several times over, reports Swiss Life. A total of 73 employee benefits institutions took part in the opening.
The new capital will be used to acquire further properties and make sustainable investments in the portfolio. To this end, the investment group has secured two acquisitions worth around CHF 125 million - according to the information provided, a medical center and an age-appropriate residential property with access to care services. The capital will also be used to reduce the debt ratio.
The "Real Estate Switzerland Ageing and Health ESG" investment group invests in age-appropriate residential properties, care facilities, healthcare properties and health promotion facilities in Swiss cities and their agglomerations. In December 2024, senior centers in Frauenfeld and Ostermundigen were acquired, and now the two aforementioned properties in Zurich and Porza.
New opening begins immediately
The investment foundation is already launching its next issue: up to CHF 130 million is to be raised from March 25 to April 17. A property in Lugano from the Swiss Life Ltd portfolio worth around CHF 100 million has already been secured - subject to the approval of the relevant bodies. Further acquisitions are also being examined on an ongoing basis.
The NAV-based investment group has recorded a performance of 4.68 % per year since its launch in 2017. The occupancy rate is 98.5 % and the market value of the 18 properties amounted to CHF 714 million at the end of the year. (aw)
