Warteck Invest: profit to grow significantly in 2024

Excluding revaluation, the company's profit improved by 13.2 %. Acquisitions from the previous year significantly increased the target rental income - however, no transactions took place in 2024.

Warteck Invest closed 2024 with a consolidated profit of CHF 23.1 million, an increase of CHF 44.1% on the previous year. Excluding the revaluation result, the increase amounted to CHF 13.2TP3T (CHF 19.5 million). The market value of the real estate portfolio increased by CHF 1.0% to CHF 1.035 billion. No transactions took place in 2024.

Target rental income increases by 12.2 %

Mainly due to purchases in the previous year, target rental income increased by CHF 12.21TP3 thousand to CHF 45.1 million. After deducting property expenses, rental income improved by CHF 8.5% to CHF 37.6 million. Financial expenses increased only slightly by CHF 1.7% to CHF 8.5 million.

The return on equity improved from 3.8TP3T to 4.9%. At 2.6 %, the vacancy rate was low, although it was higher than in the previous year (1.3 %). The share achieved a total return of 10.0% in 2024, slightly below the return of the SXI Swiss Real Estate All Shares Index (15.9%). The dividend is expected to remain constant at CHF 70.00 per share.

Project pipeline worth 225 million francs

For the next five to seven years, Warteck has a pipeline of 17 projects with an investment volume of around CHF 225 million. In addition to three site developments, it includes a redensification project and a number of refurbishment projects.
